Nestled within Primrose Valley, only a stone’s throw from Porthminster Beach, this stunning picturesque character cottage boasts spectacular framed sea views of Porthminster Beach. Primrose Cottage sits within its own landscaped cottage garden with separate annex and welcomes pets.
Located on the first floor is the double fronted living room with high ceilings is the perfect space for relaxing with friends and family. With stunning views across Porthminster Beach and St Ives Town, the living room features comfortable sofas, log burner and Smart TV.
Also on the first floor is a cosy snug with sofa and picture window looking out over the cottage garden to Porthminster Beach.
On the ground floor there is an elevated area with a work station and beautiful views.

On the ground floor, the recently refurbished kitchen comes complete with traditional AGA, separate oven, Belfast sink and dishwasher.
Leading off the kitchen you will find the large dining room with log burner and seating for six, perfect for entertaining, and original sash windows with traditional wooden shutters, ideal for taking in the view.
Off the dining room you will find an old fashioned pantry with fridge/freezer.

The Master bedroom is located on the ground floor with opulent king sized bed, chaise and ample storage.
The second bedroom, on the first floor, offers two single beds and ensuite featuring shower, WC and wash hand basin.
The third bedroom is situated in the annex accessible through the cottage garden offering peaceful privacy with a king size bed and ensuite with shower, WC and wash hand basin.

Alongside the two ensuite bathrooms, there is a large family bathroom situated on the ground floor and has a double rainforest shower, WC and wash hand basin.
There is a wild flower cottage garden with patio area and large table comfortably seating six with a gas BBQ making Primrose Cottage ideal for a relaxing in the evening and enjoying a glass of wine while taking in the stunning sea views and warm summer nights.
There is also an outside shower and hanging space for wetsuits.
The utility with washing machine, tumble dryer and sink is located in the basement. There is also secure storage for surfboards and beach supplies.

Primrose Cottage is pet friendly. We charge an additional £20.00 per pet per week.
Children and pets must be supervised at all times in the garden as there is a sheer drop at the end of the lawned area.

Cancellations

1 CANCELLATIONS OR CHANGES BY YOU 1.1 If You need to cancel the Booking in whole or in part, ETSI MUST receive Written Notice of such cancellation from You which can be by email. Depending on the date that the notice of cancellation is received by ETSI, the following cancellation charges will apply. If the notice of cancellation is received by ETSI: (a) eight (8) Weeks or more prior to the start date of the Holiday Period, then You will suffer the loss of the Booking Deposit; or (b) less than eight (8) Weeks prior to the start date of the Holiday Period, then You will suffer the loss of the Booking Value i.e. any Booking Deposit and Balance Payment. 1.2 ETSI will use reasonable endeavours to re-let the property for the cancelled Holiday Period but this cannot always be guaranteed. If ETSI receives a Booking for the Property, ETSI will refund the difference between the new Booking Value paid for the Property for the same Holiday Period (which might be at a reduced price) less the Booking Deposit. An Administration Fee of twenty-five pounds (£25) shall be payable. In order to secure a new booking, it may be necessary to negotiate a discount which shall be at ETSI’s discretion.
